Who This Is For

Three starting points, one system

All you need is land. Same structures, same engineering, same lead times, and the whole site quoted together.

Developers

Your finance, your operator and your opening date all wait on rooms finished. We work backwards from your opening date and lock the delivery around it: from order to guest-ready runs about six months, with installation counted in days.

Operators

A full calendar at a rate that justifies the build. That is the whole job. These are the rooms operators fill at A$280 to A$10,000 a night: guests photograph them, share them and book them, and they arrive guest-ready from the first night.

Owners adding units

Every booked-out night is a guest who went somewhere else. Add the keys your demand already justifies: each tent installs in days, between seasons, without closing what is working.

Funding a project someone else will run, or somewhere between all three? Say so on the project form and we will pick it up from there.

The Problem

What usually stalls an accommodation project

The same five blockers appear whether the project is a new development, a first site, or more keys on a property already trading. None of them is about demand.

Sites machinery cannot reach

The best sites are often the hardest to get to. Concrete trucks, cranes and heavy machinery either cannot reach them, or cost too much to bring in.

Programmes that slip across seasons

A build that misses the season pushes opening back a full year. If you are trading, every extra week of works happens in front of paying guests.

Permits and approvals uncertainty

Nobody commits design fees to a site that may never get its permits. Without engineering documentation ready to submit, planning approval becomes the longest and least predictable part of the timeline.

Labour that is not there

Remote sites cannot house a construction crew for months, and flying trades in for a whole build breaks the budget.

Cost versus guest expectations

Guests expect real comfort wherever they stay, from remote wilderness to the paddock behind a winery. Building rooms to that standard the conventional way costs so much per room that many good sites never go ahead.

Australian flag An Australian Company

Engineered in Australia, for the harshest places in Australia

Every structure is engineered in Australia, for conditions harsher than almost anywhere it will be shipped.

After Cyclone Rosita destroyed Eco Beach Resort in 2000, founder Karl Plunkett set out to develop a better system for demanding locations.

  • Built for cyclonesOur permanent range is engineered for Region D conditions, with the frame rated to 317 km/h (197 mph) with fabric removed. Fabric must be removed when forecast winds exceed 115 km/h (71 mph).
  • Steel that does not rustHot-dipped galvanised, chosen for salt air, harsh sun and heat.
  • ISO 9001 certified qualityIndependently audited, and applied to every structure we deliver.
  • Documentation your engineer can build fromWe supply the design documentation and load data; your engineer signs off for your site.

Your project timeline

How long does it take?

Every stage below has a real duration, so you can put the opening date in your own programme rather than take ours on faith.

01 · Discovery

10 days

Your site, brief and budget, before anyone commits.

02 · Design and costing

About 2 weeks

Concept design, then a fully costed proposal.

03 · Manufacture

90 to 120 days

Precision-made and quality checked before it ships.

04 · Shipping

4 to 8 weeks

Flat-packed by sea. Freight included on orders of 5 or more tents.

05 · Installation

2 to 4 days per tent

A 4.2m model: 2 days with 2 semi-skilled workers. Larger models take longer.

First guests
Start to finish

About 5 to 7 months

Every stage above, added together. Allow additional time for any local permits and approvals required for your project.

Local permits and approvals vary by country, region and site. Requirements and processing times depend on the relevant local authorities and may affect your project timeline.

Larger Projects

Got a larger project in mind? Stage it.

Eighty-three keys do not have to arrive at once. Larger sites are usually delivered in stages: open the first tents, let them start trading, then add the next phase while the site earns. The master plan is drawn for the full site on day one, so every phase lands where it was always meant to, and the last tent matches the first exactly.

Accommodation for the team building it.

We can also help you plan workers accommodation during construction, alongside the guest facilities in your master plan.

Straight Answers

The questions every project asks

Is there a minimum order?

No minimum order. Single-tent projects and 80-key resorts run through the same process.

Who installs it?

Anything from self-build with our documentation to a complete build by our teams. Local crews can install with two of our trainers on site; a 4.2m model takes 2 days with 2 semi-skilled workers.

What about wind and weather?

The permanent range (Eco, Hybrid, Star Gazer, Snow and Leaf Tents) is cyclone-rated to Region D, equivalent to a Category 5 hurricane: the frame is rated to 317 km/h (197 mph) with fabric removed, and fabric comes down when forecast winds exceed 115 km/h (71 mph). The non-permanent Safari and Rapid Tents are rated to 100 km/h (62 mph) and suit sheltered sites.

Do the tents have real bathrooms?

Yes. Ensuite bathrooms are part of the design: a hot shower, flushing toilet and vanity, with a choice of built-in bathrooms or prefabricated, fully tiled Bath Pods that arrive finished and crane in complete.

Can the tents be relocated?

The permanent range is designed to stay put, but it is a bolted system: it can be dismantled and rebuilt if a site changes. The Rapid Tent is built for relocation, installing in a day, and the Safari Tent is non-permanent with no foundations required.

Do we need to pour concrete?

Patented Eco Anchors give a concrete-free foundation where site conditions allow; a concrete pad handles rock. Steep ground is handled with the Lift and Brace Kit: at KAIA in Thailand it carries 40 keys on a hillside running to 40 degrees.

How does shipping work?

Everything ships flat-packed by sea: one 40 foot high-cube container takes nine 4.2m Eco Tents, or twelve Safari Tents. Transit runs 4 to 8 weeks depending on destination.

We only have a sketch. Is that enough?

Yes. Bring a hand sketch and we turn it into a conceptual floor plan, a site plan and photorealistic 3D renders, through to a fully costed proposal within two weeks.
